Avoid these

Common buying mistakes.

The six that cost Victorian buyers the most money, and the fix for each.

Bidding before the contract is reviewed

Auction bids are unconditional. Get advice at least 48 hours before the day.

Assuming a cooling-off period exists

There is none at auction, and only a short cooling-off period in most private sales.

Missing a finance condition deadline

Miss the date and the condition can fall away, and the notice has to be given correctly and on time.

Ignoring the owners corporation records

Special levies and defect disputes sit in the minutes, not the brochure.

Overlooking easements and covenants

They can stop the extension or subdivision you bought the place for.

Budgeting only for the deposit

Duty, searches, adjustments and lender fees often add tens of thousands.

FAQs

Common questions.

Still unsure? Call us on (03) 9008 7224 and speak to a lawyer, not a call centre.

When should I send you the contract?
Before you sign or bid. A review takes two business days and costs a fraction of a contract you cannot get out of.
Do I have a cooling-off period?
Private sales generally have three business days of cooling off. Auction purchases have none, which is why pre-auction advice matters.
What does conveyancing cost?
A fixed fee quoted up front, plus disbursements such as certificates and title searches, estimated before we start.
Do I have to attend settlement?
No. Settlements are completed electronically through PEXA and we account to you the same day.
Can you help with finance conditions?
Yes. Finance and building inspection conditions have dates attached, and notice has to be given on time if you need to withdraw.
